The Blended Plus Home Loan is a structured lending facility offered by Mortgage House that allows eligible borrowers to hold their owner-occupied home loan and investment loans within a single, clearly defined structure.
Rather than assessing each loan in isolation, this structure enables Mortgage House to recognise a borrower’s total lending relationship. Where eligibility criteria are met, this may result in a Customer Loyalty Rebate applied to the owner-occupied home loan rate.
The product is designed for borrowers who are building or holding investment assets while maintaining a primary residence, and who value transparency, separation of loan purposes, and structured pricing.
The structure has been designed with reference to ATO Product Ruling PR 2023/11, supporting clarity around multiple lending purposes.
The Blended Plus Home Loan applies pricing by considering the combined lending position, rather than pricing each loan independently. Where eligible, the Customer Loyalty Rebate may:
Reduce the owner-occupied interest rate
Adjust over time as lending balances, equity, or repayment behaviour changes
Continue to apply as circumstances evolve, subject to product terms
This approach focuses benefits on the owner-occupied home loan, which is typically a borrower’s largest non-deductible debt.
